Le directeur résident est responsable de la gestion de toutes les ressources, contrats, outils et fournitures connexes pour s’assurer que l’immeuble est géré de manière efficace et efficiente selon les normes établies et dans les limites des budgets établis.

Opérations en cours*
Opérer les propriétés conformément aux attentes des normes d’entreprise de Centurion et aux budgets annuels approuvés. Être responsable du respect de toutes les politiques et procédures de Centurion Property Associates. Répondre aux questions, préoccupations ou plaintes des résidents en temps opportun et avec compassion. Inspecter les appartements vacants pour s’assurer que la location est prête et effectuer les inspections d’emménagement/déménagement, le cas échéant. Veiller à la perception en temps opportun des loyers impayés. Préparer et administrer toute la correspondance écrite avec les résidents, y compris les avis de construction, en conservant à tout moment des enregistrements précis des communications dans le S: Drive. Assister le Property Manager dans la préparation des travaux et des bons de commande en y joignant les devis reçus des prestataires de services, faire le suivi des bons de maintenance au besoin. Assurer la liaison avec les fournisseurs et les prestataires de services externes, en leur permettant d’accéder aux bâtiments si nécessaire. Tenir à jour tous les inventaires et registres des bâtiments, y compris le forfait de fin de mois. Commercialiser, montrer et louer des appartements, répondre professionnellement aux demandes téléphoniques et « sans rendez-vous ». Fournir aux résidents potentiels des informations et des formulaires connexes, en aidant à remplir les demandes et à collecter les cautions de location. Effectuer des vérifications des références du propriétaire, traiter les vérifications de crédit ; remplissez et soumettez la liste de contrôle post-location. Informer personnellement tous les demandeurs de la décision du propriétaire concernant leur demande de location. Maintenir un espace de bureau ordonné et effectuer des tâches de bureau générales, y compris la photocopie, la numérisation et la télécopie de documents. Récupérer les colis et le courrier, ouvrir, trier et distribuer toute la correspondance entrante. Informez le gestionnaire immobilier de tout défaut ou problème constaté dans les bâtiments ou les propriétés qui nécessitent une attention particulière. Centurion is exciting to announce that we have a large number of acquisitions coming up in the Quebec area. As a result. we are looking for new team members to add to our growing portfolio of multi-family residential apartment buildings in Montreal, Quebec.
Reporting to the Property Manager, the Property Administrator is responsible for assisting with the professional management, administration and leasing for a portfolio of residential rental properties in Montreal, QC.
The Property Administrator is accountable for the management of all related resources, contracts, tools and supplies to ensure Centurion Property Associates real property assets are effectively and efficiently maintained to established standards and within established budgets.

Relationship Development
Develop and foster positive relationships with co-workers, Vendors and Residents. Ensure proactive timely resolution of all co-worker, Vendor or Resident concerns.
Customer Service
Professionally and courteously handle all Resident inquiries, feedback, complaints or concerns. Ensure a high level of Resident satisfaction is achieved through constant and consistent attention to Centurion’s Vision, Mission and Values. Promote a strong sense of community.
Ongoing Operations
Operate properties consistent with the expectations of Centurion’s Corporate standards and approved annual budgets. Be responsible for ensuring all Centurion Property Associates’ policies and procedures are adhered to at all times. Respond to Resident questions, concerns, or complaints in a timely and compassionate manner. Inspect vacant suites to ensure rent readiness and complete move-in/move-out inspections when applicable. Ensure the timely collection of outstanding rent monies. Prepare and administer all written correspondence with Residents, including building notices, maintaining accurate records of communications in the S: Drive at all times. Assist the Property Manager with the preparation of work and purchase orders by attaching the quotes received from service providers, following up on maintenance orders as required. Liaise with vendors and outside service providers, allowing them access to the buildings as necessary. Maintain all building inventories and logs, including the month-end package. Market, show and rent apartments, professionally responding to telephone and “walk-in” inquiries. Provide prospective Residents with related information and forms, helping to complete applications and collect rental deposits. Perform Landlord reference checks, process credit checks; complete and submit the post-lease checklist. Personally notify all applicants of the Landlord’s decision regarding their application to rent. Maintain an orderly office area and complete general clerical duties, including photocopying, scanning, and faxing documents. Retrieve packages and mail, opening, sorting, and distributing all incoming correspondence. Inform the Property Manager of any deficiencies or problems noted in the buildings or properties that require attention. Be accessible in person or by phone while on call to provide essential service in emergency situations (fire, flood, injury) as they arise or occur. Be fully aware and cognizant of fire and life safety procedures and execute on them in the event of any emergency. Complete other duties and tasks as assigned by the Property Manager.

Requirements*
- Minimum Grade 12 education, some relevant post-secondary education preferred;
- Experience in Property Management considered an asset.
- Strong interpersonal and oral communication skills;
- Excellent organizational skills with a strong ability to prioritize and multi-task;
- Able to work both independently and comfortably as part of a team;
- Aptitude for working in a deadline-oriented environment;
- Detail-oriented; able to resolve problems using facts, sound reasoning and common sense;
- Forward thinking with an ability to develop creative strategic solutions to difficult issues in a timely manner;
- Strong command of MS Office products: Word, Excel, PowerPoint, Outlook;
- Commitment to discretion and confidentiality; and
- Experience with Yardi property management systems considered an asset.
